Maple Hill Subdivision, City of Gaithersburg
HFH-MC recently purchased 2.9 acres of land on Emory Grove Road in the City of Gaithersburg. Habitat plans to build a 19 townhome community for qualified families with household incomes of 30% to less than 60% of the Area Median Income. The townhome units will consist of 3 bedroom, 2.5 bath on 3 levels, with a garage on the 1st level. Ken Malm of CraftStar homes and HFH-MC board member donated House plans for this project.

Site development is expected to begin early 2012. A groundbreaking is tentatively scheduled for spring 2012.

Neighborhood Revitalization Program
HFH-MC is currently purchasing and rehabbing vacant, distressed properties in Montgomery County under our Neighborhood Revitalization Program (NRP). Green building techniques, such as enhanced insulation, as well as Energy Star windows and appliances, are being installed as part of the rehabilitation process. The result is that families purchase a home that is affordable and energy efficient. Financing is being provided by a combination of business and faith group sponsorships, government and foundation grants, material gifts-in kind, and commercial loans provided by OBA Bank.
The NRP contributes to the rebirth and stabilization of neighborhoods in Montgomery County that have experienced a high incidence of foreclosures. The NRP also supports the county government’s objective to preserve affordable housing.
Weatherization
HFH-MC also launched a Weatherization Program last year aimed at Montgomery County homeowners with the goal of providing free basic weatherization services to increase energy efficiency in the home. This program is being funded by the Maryland Energy Administration and the Montgomery County Council and will help low-income families ensure their homes remain financially and environmentally sustainable so they can, in fact, focus on thriving and not just surviving.
The Weatherization program, as one component of HFH-MC’s effort to revitalize Montgomery County communities, aligns with our long term goals of serving more families and focusing on environmentally sustainable practices and programs. The program not only allows us to serve low- income families but also allows us to promote easy at home weatherization projects to our other constituents with the financial means to execute projects on their own, maximizing Habitat’s impact on a variety of Montgomery County Residents.
